When you’re getting ready to list your home, it’s of the upmost importance to ensure you are showing it in the best light. Taking time to highlight its strengths and fix up some of its possible weaknesses can make a big difference in how fast it sells.
Here are my top five recommended repairs to make before selling your home.
Check all light bulbs are working
If your bathroom fixture has 4 lights, ensure all 4 are the same type of light and color. Be sure to replace all burnt out bulbs in your entire home.
Fix sticky doors
If any entrance doors, bedroom or bathroom doors have lose handles or stick, try to get these resolved before listing your home on the market. Sometimes just a little WD-40 will help the door glide easily.
Refresh the landscaping
Show buyers your home is the full package by dressing up the outside as well as the in. Clean walkways and driveways, plant seasonal flowers and plants, trim hedges and trees, install outdoor décor pieces and fill in mulch and gravel.
Fix your fixtures
Leaky faucet? Slow running drains? Loose drawer handle? Making these small fixes can make a big difference to potential buyers with detailed-orientated minds.
Check your smoke detector expiry dates
Put fresh batteries in your smoke detectors and check the expiry date for the wired in detectors. These items are always checked on an inspection and look really good if you have everything already in working order. And nothing worse in a showing then a smoke detector starting to beep because it is getting outdated or running out of batteries.
Bonus Points – recaulk around your sinks
In the kitchen and bathroom, do some extra caulk work around sinks, bathtubs and flooring if necessary. This extra steps makes these extra spaces look clean and well cared for.
It is not necessary to do many renovations before listing your home for sale. By pricing it right and showing it some TLC with these easy things to fix before you sell, you can still make your home sell more quickly.
